Getting started fast
What do I do first to get going now?
Download and fill out the Contract, Reference Application, W4, I9, and (W9, if you plan on working Colorado loans) and Electronic Funds Transfer forms and FAX back to:303-926-4990
You will be contacted regarding an email account and a password. You will use this email and password to access the company’s email and credit agency. All rates and advertising from lenders and vendors will come to your company email account.

What experience is required?
We do not have an experience level minimum, but if you have less than 2 years experience, we will team you up with an Associate Senior LO.

Licensing and States
What states is the company licensed in?
CA, FL, VA, MD, GA, CO, MI, MN, MA, NM, CT, AZ & TN...and nationwide Fall 2007

Can I operate in all those states?
You can originate loans in states other than your home state if you meet the requirements of the specific state such as continuing education, criminal background check, registration, etc.

If a state requires licensing, continuing education, registration fees, etc., who pays for those fees?
The Associate LO will pay for these fees.

Are there any upfront costs for signing up with 1st Nation's Mortgage?
1st Nations Mortgage charges $299 admin/set up fee for a single user branch. In most states, you can sign up today and start your origination tomorrow.

What if I need to rent space, a copier and phones?
If you need to rent space, or obtain other items needed to start your business, these must be listed in your own name. Some states are very particular about wanting a branch license for that location. Contact us with your requirements. 303-835-1066.

Hardware and Software Requirements
Do I need an Internet connection?
Yes, you will need a high-speed connection such as DSL, Hi-Speed Cable or access to other high-speed connections through StarBucks, Borders Books or other similar 3rd party locations.

What Loan Origination software do I need?
We use Encompass solely and it is given to you to use via the web.

Do I get an email account?
Yes, it will be the first letter of your first name followed by your last name @1nmc.com. Typically, you will use your own version of Outlook to send and receive all mail, by setting the account up under Tools in Outlook, and use Pop3 settings sending and retrieving mail to mail.1nmc.com. You can also use the “Secure Email Access” link on the company’s home page HYPERLINK "http://www.1nmc.com" www.1nmc.com and type in your username and password.

How will I access my customer’s credit?
You will receive an online credit account with a customer ID, username and password for access. Once into the account you must use the customer’s credit card number or your own to access credit information. The company also keeps a list of lender sites where you can pull free credit reports.

Who orders the appraisal and how is it paid for?
The Associate LO orders the appraisal and has their customer pay for it at the door. If this is impracticable you may forward a check or use the company’s credit card accounts of Visa, MasterCard, or Discover and pay an appraisal management fee.

How do I find an appraiser or closing agent in another state?
If you process the loan yourself, you will have access to a list or you can send out a corporate email asking everyone in the company if they know of the best source.

What are the Internet phones you refer to?
The company has an exclusive arrangement with a phone provider who supplies phones throughout the company. Phones are around $200 and cost about $40 per month. Long distance is free, you can connect to others within the company by just dialing an extension and your voicemails will automatically be sent to your email account where you can listen to them.

How do I know what disclosures to use?
The company forwards proper disclosures into Encompass.  You just access the master for the subject property state, fill out the forms, print them and have the customer sign them.  You can also use a secure email system and keep it all paperless if you choose.

How do I get business cards?
The company has the website https://1nmc.incimage.com/.   Just navigate to the site, pick your business cards, pay via credit card and receive them in about a week. 

Does the company provide a website for the LO?
The company does supply web sites for LO's/Branch Managers as part of the annual encompass fee.  Contact 1st Nation's Loan Officer Representative and he/she will set you up.

Position and Pay
What type of position should I sign up for?
If you have people that will work under you, and you have greater than 2 years experience, you would sign up as an Associate Senior LO. If you will be working for an Associate Senior LO, then just fill out the Associate LO agreement.

How do I get paid?
If our Colorado operations center receives a funding check, HUD1 and copy package by the cutoff date at noon, Mountain Time, then you will receive your pay electronically deposited into your personal account on Friday of that same week.

Do I have to fill out the Electronic Funds Transfer form for my pay?
No, we can mail a check to you instead, but it takes about a week longer to receive your pay and their is a check fee.

How do I find out how my pay is calculated and what my check amount will be?
Each week as payroll is created a spreadsheet will be sent to you showing a breakdown of your pay. This will be followed by an email of your paystub.

How do I handle all my expenses?
The company will reimburse you for your mortgage business related expenses from your earned proceeds. You will receive money dollar for dollar without taxes taken out to pay for your expenses. You must provide copies of all receipts and a weekly expense tally.

Let's assume the following: Your present commission split is 60% and average gross income per closing is $4000.
